How much does it pay to have a cell tower on your property?

A cell tower lease is a real estate contract whereby the property owner receives “rent” for granting the cellular company access to the tower.  A cell tower lease is typically structured with terms of 5 years with a handful of optional extensions.  

On average, cell tower lease rates range between $2,000 and $4,000 per tenant, per month.  Generally speaking, there are three to four tenants per tower thereby creating, on average, around $160,000 per year.

Do not offer lease rate discounts to cellular companies who are interested in “sharing” space on the tower.  

Could my lease be worth more?

Yes.  Different factors such as, tower location, size of tower, zoning restrictions, and network design can all be determining factors in increasing the valuation of your site.  Don’t settle for less, call an attorney to help you get the most out of your tower.
